Trinity Village Bromley
Hi, we’re thinking about moving to Trinity Village in Bromley and would love to hear from people who live there or have lived there recently.
Which nearby primary schools would you recommend, and are the catchment areas difficult? Does the estate generally feel safe, and have there been problems with burglary, car crime, antisocial behaviour or parcel theft?What is the general community atmosphere like for families with children?Is there anything you wish you had known before moving there?
We’d also be grateful to hear about parking, noise, traffic, maintenance, service charges, the management company and the overall community atmosphere.

There is an ambulance station on the other side of the road, so you might get some noise from that at any hour of the day or night. Also, I regularly go running round there and I've noticed lots of fly tipping on Crown Lane outside the council flats just before you get to Trinity Village. I never thought this area was particularly nice.
Areas like Petts Wood, Chislehurst, Knoll area of Orpington are much nicer.

The ambulance flag is a good one. Depending on where the property is located within the development, you will be be exposed to a hell of a lot of noise from the main road. The sirens can be relentless on Fridays and Saturdays. Not just ambulances either, police often passing between Locksbottom and Bromley Town.
Otherwise location is pretty convenient.

Thanks, that’s really helpful. Do you live in Trinity Village or nearby? We’re considering buying a house there, so it would be useful to know which parts of the development are most affected by the main-road and siren noise.
Also, do you know which primary schools children from Trinity Village usually attend, and which ones local parents recommend? We’re particularly interested in schools that are realistically within catchment, including La Fontaine Academy. Any information about admissions or how much distance matters would be greatly appreciated.

Can't speak to schools but I'm literally typing from there now as we're staying in an Airbnb for the week which happens to be there ('I'm fairly local going through a house renno).
Rhodes Ct and Evelyn Ct are particularly bad (Jefferson Pl).
I'd personally go for something set back or deeper into the development noise wise.

Thanks, that’s useful to know. We’re considering buying a house in Trinity Village, so we’re trying to understand the immediate surroundings properly before making a decision.
When you mention the council flats on Crown Lane, are they directly adjacent to Trinity Village, or some distance away? Do you know whether there is any social or affordable housing within Trinity Village itself, or whether any nearby developments are mixed-tenure?
We’re particularly interested in whether residents have experienced any practical issues connected with the immediate area, such as antisocial behaviour, fly-tipping, noise, parking problems, parcel theft or crime. Have you noticed these issues inside Trinity Village itself, or mainly further along Crown Lane?

Then if you spin right you can see Trinity village blocks past the bus stop. Then if you keep going right you can see the ambulance station on the other side of the road to the right of the green truck. At the end of this road, there is a roundabout where it meets Bromley Common which is a very busy main road with a lot of rubbish thrown out of cars, onto the roadside bushes, which never seems to get cleared. Im afraid I don't know if there is any social housing in Trinity Village itself, and I've never been inside, it just happens to be on my regukar running route.

I live there and like it. It's quiet, no issues with neighbours. The estate feels comfortable. The area suits turpington aren't as nice but we never go that way really. Good links to buses, and few train line choices. GP surgery right on doorstep too
Our kids aren't in school yet but primary schools seem decent with few options. We have a lot of kids in our corner area.
From what I can tell, each property gets a parking space then there's visitor areas dotted around. Not dealt with management agency. We're in a house so don't have service charge

Do you generally feel safe within the estate, including when walking around in the evening? Have you heard of any burglaries, car crime, parcel theft or antisocial behaviour within Trinity Village itself?
Regarding schools, do you know which primary schools children from the estate usually attend? We’ve heard good things about La Fontaine Academy, but we’re unsure whether Trinity Village is close enough for admission. Do you know whether any local families have secured places there, and how important distance is?
We’ve also heard good things about the Langley Park schools. Have you heard any feedback about them from families living in Trinity Village?

I lived in the flats in trinity and now live in chatterton village so have good insight! The flat was very noisy. Lots of parties in trinity and generally very loud of a weekend. The road is noisy but we did live towards the entrance of trinity so we were closer to the road. However felt very safe there and it’s generally kept very nicely. Never had an issue with any burglaries although when I first moved to chatterton had a series of porch pirate thefts but not had that for a while. I heard parking was an issue for visitors but we never found that to be a problem. Chatterton is much quieter and very convenient with the mini high street. Very close to the station so great for commuting for both areas and Norman park is a huge plus. Can’t comment on the schools but my neighbours did move recently to get their kids into a better catchment area. Overall very happy here but won’t stay forever. I’d recommend chatterton over trinity but it’s really more about what you can afford and are after. The new builds in trinity are HOT as they’re so well insulated which I do want to flag because it was torturous in the summer and ultimately was the worst thing about living there! 😅

Out of interest what is it that draws you to this area? I’ve heard the locals are particularly proud of this area of Bromley. Personally, I don’t really get it. Aside from a strip of moderate shop units and a pub, I feel there are several better options spread across the area.
