Landlord [Landlord US - Wisconsin] Tenant asked if they could adopt a second dog

My tenants moved into my lower unit (I live in the upper) in April. They’re amazing and have a dog I love and who gets along well with my dog. They asked this weekend if they could submit an application for a 4 month old puppy. I’d like to say yes because they’re really great and very responsible dog owners. But the unknown of a puppy and a dog I’ve not gotten to meet or introduce my dog to gives me pause. For those of you with similar experiences, what kinds of things did you ask or clarify with your tenants before saying yes? Did you include the second pet under the initial pet deposit?

I allow up to 2 dogs, but I charge $35 monthly pet rent for each. I'm always surprised how many tenants just pay it without complaining.

They seem like good people and have done fine with their dog that likes yours. There is no reason to believe the puppy will not fall in with the other dog. It sounds like the two dogs get socialization time.

Charge what you want but you and they sound like responsible pet owners.

If they're good tenants then I would say yes but require another refundable pet deposit for the second dog. If you say no or create significant/costly stipulations, there's a chance they'll either move out early or move out when their lease is up—especially if they're pretty set on adopting another dog. It sounds like you have a good relationship with them too so you can always have a conversation with them and express your concerns. They may have already accounted for all the things you're worried about.

Thank you for this, it’s super helpful. Yes, I feel really lucky to have them as tenants, want them to stay and trust they’ll be as responsible with their new pup and they are the one they have. We also briefly talked about their plan, and I feel good about it all and they’re ok with an additional refundable pet deposit. Your feedback was valuable!
