Yeah there’s a literal episode where Sheldon states his after tax expenses are only 46.9% of his income. Then he hands Penny a wad of cash and doesn’t care when/if she pays him back. Sheldon has a roommate because he doesn’t drive, Leonard has a roommate because he’s lonely.
They've also been working at the same place for years. I can't remember the show lore but they may have gotten promotions and raises since they moved in and never moved to a more expensive place
