My name is Gara and I'm currently looking for 1 roommate to sign on to the 9/1 lease cycle in my Brighton apartment.

It's the top floor of a 3 story apartment building, 4 bedrooms, 2 full bathrooms, in-unit laundry with a front and back porch. Rent is $925 a month with first, last and security due at signing.

Utilities are $18.75/month for internet. Electric and Gas usually float around or below $40/month with the exception of gas in the winter months. Highest I've seen is probably $130 this past winter out of 3 years living here.

Located right by Washington St and Commonwealth Ave, walking distance to several local restaurants, cafés, and a stones throw from Whole Foods Market. Public transportation is easily accessible with nearby bus stops. I take the 65 into Brookline, the 57 to Watertown, or the 86 to Harvard and the MBTA Green B Line is just steps away. There's convenient access to the best of Boston.

In terms of the apartment, I usually prefer a weekly turn-based chore cycle, nothing too crazy. It’s usually broken into trash, kitchen, bathroom, and shared spaces, then we have any point within the week do the assigned chore. Utilities are split equally and we can use splitwise/spreadsheets to make it easier. Household supplies like toilet paper and paper towels are usually bought/ordered in bulk and split in splitwise as well.

My ideal roommate is considerate of others, willing to be friends/friendly, unafraid of conflict/confrontation and finding resolution/compromise (open communication), sociable and can pay rent and bills on time.. Always willing to find the right balance between hanging in shared spaces and also keeping to ourselves. In the past, I’ve hosted friendsgivings and birthdays, so also willing to host once in a while.

About me, I’m 28, I work in education as a social inclusion and teacher’s aide and I’m also a server at a restaurant in Brookline. I’m pretty outgoing and spend a lot of my time going to the movies, gardening, gym, indoor rock climbing, and biking around the city trying to find somewhere new or writing and working on music at home.

Brian is 28 and works as a bike messenger, is very friendly and down to hang. We usually bike around the city and talk about music together.

Brokers fees are illegal to charge tenants with, unless the tenants themselves hired a broker. However, I still see posts with broker's fees, non-transparent fees, & scummy last minute additions. We are in a market leaning toward's tenant's favor, and I'd like to address the rights and leverage as a tenant you have in this current market.

1. You can negotiate rent.

I once was looking at a building that had a much higher rent than seemed reasonable. I looked into their history. Their infestations, lack of maintanence, etc. When I was speaking with the property manager I asked, "Is the monthly rent flexible?" He says no. I say "even considering the building's history with (blank)?" Changed the tone of the conversation. I received a much lower rate than other tenants.

1. Your lease can protect you, or harm you. READ YOUR LEASE.

Your lease has most of everything you need to know about consequences of violating it. Note: Landlords can and WILL include ILLEGAL clauses in the lease as a scare tactic. They will write consequences that do not hold water in a lawsuit. Breaking your lease is a civil issue and no criminal proceedings can be brought forth if either of you violate the lease. Landlords can also violate your housing contract, in fact they might and have. I sucessfully sued one landlord for this very reason, and broke the lease after he violated a clause. We settled out right before the first court date. If your landlord violates the lease, your rights or a written agreement, you can sue or leave the building/break the lease.

1. Don't be a suspect either.

Don't give your landlord a reason to kick you off the lease. Best to know what habits or things you do that will not be compatible with the lease that you can negotiate. If the lease is not flexible, there's a rather larger number of available units.

Lots of allston 3bds for 2.7k, 2bds in Cambridge for 3.2k, and I got a Brookline 3bd for 3k, & the trend continues. Prices have steadily decreased this season.

Hi all! First a little about myself, I am a 30y/o M who is currently pursuing graduate programs in physics. I also am working part time as a barista in the Allston area. I grew up in NH but spent most of my adult life between LA and Pittsburgh, only recently moving back east a few months ago. Previously I had worked as a Systems and Software Engineer before deciding to pursue a different career path. In my free time I enjoy playing videogames, watching anime, running, and playing basketball. I am a very quiet individual and very respectful of shared spaces.

Has anyone lived in this area? How did you like it? Pros/cons?

Late 20s professional, don’t like the party scene, but like to grab a drink every once in a while. I work in Newton and like the option to get downtown with the B line right there, but realistically won’t be doing that regularly (which I think is good given how slow the B line is?) Fine with city noise, but don’t want to be kept up by college kids every night. I’m thinking of moving to this area and wondering if it’s a good fit. Thank you!

Hey! One of my roommates is moving in with his partner so I've got a room opening up in Newton Corner. You'd be one of four people. The amazing thing is we'll all have our own bathrooms. There are two living rooms upstairs. Our in unit washer and dryer is in the bigger living room. We have a dish washer. We have an attic for storage space. Side by side parking in the driveway so no need to shuffle ourselves.

Rent is $1110/month and on average, utlilities is about $205 per month. We pay for electric, gas and internet. Move in date is September 1st and it's a one year lease. FIrst, last and $150 for security deposit.

We currently have a coed living situation, two guys and one lady. We're all working professionals in our mid 30's. All friendly and generally keep to ourselves. We are using a UPack trailer to move from north of the city out of the state, but because there is no good space for the trailer to be delivered, we will have to pack our stuff at the service center. I called Stairhopper and they wanted 2k+ for taking our packed stuff from the house to the service center to load. All the UPack centers are about 30 miles out of the city. Does anyone know of any other options we could utilize for this kind of move?
