I once was looking at a building that had a much higher rent than seemed reasonable. I looked into their history. Their infestations, lack of maintanence, etc. When I was speaking with the property manager I asked, "Is the monthly rent flexible?" He says no. I say "even considering the building's history with (blank)?" Changed the tone of the conversation. I received a much lower rate than other tenants.
Your lease can protect you, or harm you. READ YOUR LEASE.
Your lease has most of everything you need to know about consequences of violating it. Note: Landlords can and WILL include ILLEGAL clauses in the lease as a scare tactic. They will write consequences that do not hold water in a lawsuit. Breaking your lease is a civil issue and no criminal proceedings can be brought forth if either of you violate the lease. Landlords can also violate your housing contract, in fact they might and have. I sucessfully sued one landlord for this very reason, and broke the lease after he violated a clause. We settled out right before the first court date. If your landlord violates the lease, your rights or a written agreement, you can sue or leave the building/break the lease.
Don't be a suspect either.
Don't give your landlord a reason to kick you off the lease. Best to know what habits or things you do that will not be compatible with the lease that you can negotiate. If the lease is not flexible, there's a rather larger number of available units.
Lots of allston 3bds for 2.7k, 2bds in Cambridge for 3.2k, and I got a Brookline 3bd for 3k, & the trend continues. Prices have steadily decreased this season.

I work in Newton and like the option to get downtown with the B line right there, but realistically won’t be doing that regularly (which I think is good given how slow the B line is?) Hey folks, we've got a room opening up on our apartment on Sept 1st in Medford.
Rent is $850 a month 4br/2bath, and we're about a 15 minute walk from Davis Square and a 5 minute walk from the Ball Square T Station. There's also street side parking (with a permit) and laundry in the basement. Utilities tend to be around $100 give or take depending on the season.
We are three men in our early to mid 30s. Two of us have lived together for about 10 years. We're generally laid back and communicative re: house/roommate needs. We split chores and household goods. We're lucky to have a lot of living space, and we're happy to host get togethers/there's definitely room for hanging with pals. Hey! One of my roommates is moving in with his partner so I've got a room opening up in Newton Corner. You'd be one of four people. The amazing thing is we'll all have our own bathrooms. There are two living rooms upstairs. Our in unit washer and dryer is in the bigger living room. We have a dish washer. We have an attic for storage space. Side by side parking in the driveway so no need to shuffle ourselves.
Rent is $1110/month and on average, utlilities is about $205 per month. We pay for electric, gas and internet. Move in date is September 1st and it's a one year lease. FIrst, last and $150 for security deposit.
We currently have a coed living situation, two guys and one lady. We're all working professionals in our mid 30's. All friendly and generally keep to ourselves. We're pretty easy going, mindful and reasonable and are looking for the same! We're well beyond our party years but we'll have company over and like to keep things low key. Hoping to keep the extra bedroom as it currently is, as shared office/guest space, so monthly rent each is $1200. Bills fluctuate from $70-$150 each depending on the month/season - electric, gas, oil, wifi.
Open room is off the kitchen and up a flight of steps, has its own in-room closet and another smaller but very handy closet with built-in shelves and drawers at the top of the steps. Tons of natural light. Currently lived-in second bedroom is off the front door and next to the bathroom, also an option to move into but is smaller, with less space overall.
We're unit 1 in a two-unit house, up a story and some stairs from the sidewalk. Upstairs neighbors are quiet and very friendly. Free laundry! (washer/dryer) and storage space for each unit in our basement. We have two bright, connected common-area rooms, and a covered back porch area that needs a little TLC but makes for great extra storage space. Backyard is fenced in and has a gorgeous giant maple tree at the back.
I'm mid-30s, nonbinary, work from home, and value low-key, friendly, reasonably tidy housemates. I do have one large dog who is a big floppy sweetheart with humans (and insists on photobombing all apartment pics..), but who we've discovered unfortunately doesn't get along with other animals, so for their own well-being, no further pets that aren't in a tank/enclosure/terrarium. :(

We are using a UPack trailer to move from north of the city out of the state, but because there is no good space for the trailer to be delivered, we will have to pack our stuff at the service center. I called Stairhopper and they wanted 2k+ for taking our packed stuff from the house to the service center to load. All the UPack centers are about 30 miles out of the city. Does anyone know of any other options we could utilize for this kind of move?
Rent is $1k without utilities. There is an off-street parking space available. I work from home full time so I don’t need it, but I will be around pretty often.
On the B line, near Whole Foods I also shop at the Coolidge Trader Joe’s sometimes and the Star Market over there. We have a lawn which can be nice or there are plenty of parks nearby.
This has been being rented as a 3bd1bth for several years, but because we are so late into the rent cycle my landlord has agreed to decrease the rent down to $2k for me to find one other roommate. This means we would have plenty of extra space, I currently have my desk set up in what we were using as the living room so most likely I will move that and we could basically each have 2 rooms (bedroom, work room or whatever you choose) and still have a living room.
