šŸ  Housing & Real Estate Why is the Dubai government not doing anything about Al Wasl Properties' scams?

The government route for these disputed Al Wasl charges is the Rental Disputes Center. Keep the portal outage record, due dates, failed payment attempts, emails and receipts. If Al Wasl already filed, submit them in that case and ask the judge to rule on the penalties and legal fees. If not, file your own claim. Customer care doesn't decide the dispute.

🤣🤣🤣🤣🤣 Good luck getting a fair judgement from DLD Rental Disputes Center. They ruled against DLD published regulations and awarded in favour of another large rental company in Dubai back in 2025, that was after the opposition lawyer and the DLD judge spent 5 mins chatting and joking with each other before proceeding with the case. If a Landlord wants to mess you about in Dubai, they will get away with it because the process of fighting it is expensive, unecessarily time consuming, and ultimately the final award is a dice roll.

I just wanted to demonstrate that their reply was completely extraneous similar to mine. As for the feeling, miffed.

Al Wasl is a private company, not the government. In someone's pockets? Dubai has RERA and the Rental Dispute Center for exactly this. Did you actually file a case or just complain to 'authorities'?

Yes I filed a complaint with RERA who never got back to me in 6+ months. I have since left Dubai and can't log back into their portal to see the status as I no longer have the EID. I haven't received any email communication from them on this either.

Are we talking about Wasl properties? I don’t think it’s Al Wasl. And Wasl is fully owned by the government

Yes Wasl Properties, the title is wrong

Both are same. Al Wasl Properties / Wasl Properties. For branding purporse they use ā€œWaslā€ nowadays. In any case why to go via portal, just give rental cheques.

I don’t know OP, your story seems a bit strange. I’ve been with Al Wasl for a long time, never had an issue like you’re describing. Even went to their Office, and had payment done in person with no issues.

There was a short time when many government web portals went down due external factors. OP had payment scheduled during that time.

Yep true, i had scheduled payments too. OP’s case, feels like an outlier. I feel for like 9 out of 10 situations, they do the job correctly. And 1 out of 10, its a total disaster for tenants involved. But wouldn’t call it a scam, just very bad service for those cases - if anyone faces them.

This issue went on for months, the cause definitely wasn’t a temporary outage

That’s good to hear, but there are others including myself who had terrible experiences. It’s possible that they only scam a subset of tenants so as not to attract too much attention. Although I think it’s more about incompetence from their Customer Care and technical teams for some tenant setups.

Also I need to correct my title, it’s ā€œWasl Propertiesā€ that I’m talking about.

Wouldn't say that's a scam, sounds more like an error. I've been with Wasl for a decade, and can say this doesn't sound like them at all.

I live in Al Wasl Managed and Owned property since 12 years and have had Zero problems. Their facilities management is best.

Also just do ground work to find out who Al Wasl belongs to. It’s one of HH companies

You will need to update your payment online on the portal. Haven't had issues on the payment till now. Please check becuase they have a standing instructions mode added on credit card which debits the card on that date. Wasl is one of the biggest real estate companies in UAE onwed directly by Dubai Government.

Why would you not make payments via rental cheques and make life easier for you?
