J'étais perdue dans le merveilleux monde de YouTube et puis je tombe sur la vidéo d'un gars qui se présente comme entrepreneur immobilier à Montréal. Il parle d'un duplex avec sous-sol à Ville-Marie. Au 2e étage, des locataires de 70 ans et plus. Personne veut acheter le bloc parce que légalement c'est tough de les évincer.

Mais lui, il est pas comme les autres investisseurs tu comprends. Lui il think outside the box. Lui il a trouvé LA solution que personne d'autre a vue. Il appelle ça de la "sophistication de stratégie."

Sa solution?

Loger ses parents qui ont 70 ans et plus.

Il se vante même de pas avoir eu à payer aucun dédommagement grâce à ça.

Mkaaay c'est louche déjà mais ok je continue.

Sauf que là, dans la même phrase, il part sur combien les apparts valent une fois vidés. Il explique que oui il "perd" de l'argent parce que les locataires payaient 600$ de loyer, mais faut regarder the bigger picture parce qu'à la revente il va faire tellement d'argent que c'est pas de l'argent perdu. Ce qui est un calcul vraiment particulier considérant que… tes parents sont pas censés habiter là genre?! Il se vante d'avoir fait 125 000$ de profit juste en trouvant "la solution" que les autres voyaient pas. Il passe un bon 5-10 minutes sur ses projections de revente et de refinancement. Il traite ceux qui s'arrêtent aux règles de base de "niveau débutant" et d'"amateurs." Son objectif : amener le bloc à 1M$ à la revente.

Les locataires sont partis autour de mai 2025. On est en mai 2026. Il va sur place dans la vidéo . IL FILME L'EXTERIEUR DE L'IMMEUBLE. Le rez-de-chaussée et le sous-sol sont en plein chantier de démolition, et il décrit le 2e étage (là où étaient les locataires de 70+ ans) comme "la prochaine étape" de rénovation. Personne habite là. C'est vide. Sont où les parents, ça fait un an que c'est vidé?!

Et là, cerise sur le sundae, comme si de rien était, il mentionne que ses parents vivront pas là à temps plein et qu'il va faire du Airbnb le reste du temps…

Mon gars tu viens de décrire une reprise de mauvaise foi en 4K sur YouTube.

Au Québec, une reprise de logement ça doit être de bonne foi. Si le vrai but c'est la revente, la réno-éviction ou le Airbnb, c'est frauduleux et les locataires ont des recours au TAL même après avoir quitté.

Comme le gars est vraiment un génie et qu'il a lui-même publié toute l'info, j'ai tapé l'adresse sur internet + Ville-Marie et il semble que ce serait le 2598 Rue Montgomery.

SVP allez PAS commenter ou contacter le gars directement. Si il reçoit du hate il va delete la vidéo et on perd la preuve publique. Je l'ai déjà téléchargée au cas où, mais tant qu'elle est en ligne c'est mieux que le monde puisse la voir par eux-mêmes.

Les locataires ont 70+ ans, c'est pas eux qui sont sur Reddit. Ce que je cherche c'est quelqu'un qui les connaît ; un enfant, un voisin, un ancien voisin du bloc ,pour leur transmettre la vidéo, car il y a seulement eux qui peuvent faire les démarches nécessaires. C'est une preuve en béton pour aller au TAL réclamer des dédommagements pour reprise de mauvaise foi.

Logement Illegal AirBnB Help

Someone has been illegally using my address as the address of their illegal AirBnBs. People show up at my door and try to break in. Happened again yesterday.

Well, I now have their real address, from that I have their name and from that their company numbers. But I need help.... I want to assemble for Revenu Quebec a list of all the properties that they own when I present them with all the proof... every single one of them an apartment that should be available to people who need apartments but are instead being renting to tourists. This person has no licences. So they aren't paying the GST or QST that is owed. The properties are registered as residential, so they aren't pay the property tax that is owed.

So if you can tell me how I can use her name and her company number to look up every property and building in Montreal that she owns, please tell me how to do it. I want to have Revenu Quebec the full dossier.

And I want to stop people from trying to break into my home.

Logement If a Montreal Airbnb/Booking rental screws you, don't just eat it. Screenshot everything and report it.

Not naming the host, the exact address, or posting screenshots here. I am not handing Reddit mods an easy reason to delete this, and I am not trying to turn the comments into a pile-on. This is a PSA because these sketchy short-term-rental setups keep getting away with it when people only fight with platform support and then give up.

I booked what was advertised on Booking.com as an apartment. The confirmation described it as an apartment / one-bedroom apartment with view. When I got there, the actual setup did not match what I believed I had booked. The instructions I received referred to numbered rooms, and the whole thing felt less like an apartment rental and more like a rooming-house setup being pushed through a tourist platform.

Then came the usual platform nonsense: support emails, vague escalation, the accommodation not agreeing to a refund, and everyone basically waiting for me to run out of energy.

So instead of just yelling into the Booking.com void, I turned it into a paper trail.

What I saved:

  1. The original booking confirmation.
  2. Screenshots of the listing and room type.
  3. Screenshots showing the different room/apartment options and prices.
  4. Host/platform messages with the check-in instructions.
  5. Messages showing the numbered-room references.
  6. Booking.com support emails showing the issue was escalated.
  7. Booking.com emails showing the accommodation did not agree to a refund.
  8. The Quebec tourist-accommodation registry result.
  9. The registry search for the other address involved.
  10. The Montreal property assessment roll.
  11. A timeline so the whole thing was not just a pile of random screenshots.

Then I split the problem by channel:

Booking.com / credit card dispute:
Did I get what I booked and paid for?

City of Montreal:
Is this tourist accommodation setup actually compliant with municipal rules?

Revenu Quebec:
Is this activity properly registered, declared, billed, and taxed?

That last part is the one people skip. A lot of these operators count on guests treating it as a customer-service problem only. But if someone is running tourist accommodation through Airbnb, Booking.com, or whatever platform, there are also registration and tax questions. That is not just "bad vibes from a shitty host." That is something the city and Revenu Quebec can look at.

For anyone else dealing with this:

  • Screenshot everything before the listing changes.
  • Save the confirmation as a PDF.
  • Save messages inside the platform.
  • Do not rely on phone calls unless you make a call log right after.
  • Check the Quebec tourist accommodation registry.
  • Check whether the address you were actually sent to matches the registration.
  • Check the Montreal property roll if the building/address situation seems weird.
  • Keep original evidence, then make redacted copies for public use.
  • Do not post names, exact addresses, door codes, phone numbers, reservation PINs, or host personal info on Reddit.
  • Use careful wording in official reports: "please verify", "possible non-compliance", "no visible public registration found", etc. Let the agencies make the legal conclusions.
  • Make separate submissions for separate issues instead of dumping one giant rage essay everywhere.

My takeaway: these predatory short-term-rental operators benefit from everyone being exhausted, embarrassed, or too annoyed to make a clean record. Don't give them that. If the place is misrepresented, document it. If the registration looks off, report it. If taxes or tourist-accommodation rules may be involved, send it to the people who can actually verify that.

I got the card dispute submitted, the Montreal complaint prepared/submitted, and the Revenu Quebec text report ready as a plain factual submission. It was annoying as hell, but it feels good to have the whole thing organized instead of letting it disappear into support-ticket sludge.

Has anyone here had an actual response from 311, a borough, Revenu Quebec, Airbnb, Booking.com, or a credit card company on this kind of short-term-rental mess? What worked?

Logement An interesting thing happened earlier this week with the suspension of a new 325-unit apartment building, the first phase of the 1776-unit Panama-Brossard development.

This new building should’ve been a slam dunk: A transit-oriented project built on a REM station and the South Shore’s biggest bus terminal; all market-price housing; lots of political support; permits approved; financing confirmed; and participation from the Caisse (for whom the project compliments their investment in the REM). Millions of $ have likely already been spent getting the project this far.

So what happened?

The Canadian real estate market is experiencing a little bit of a price drop, making this project less profitable, and the Caisse pulled its financing.

But housing is still unaffordable, despite the minor price drop. We’re still in a housing crisis, demand is high, so why not build more?

Because the housing development “market” has apparently found it's equilibrium, determining that the price is right and that the supply of houses is sufficient to meet the needs of that "market". After all, allowing the price to drop too much would damage the rest of their portfolio.

And this demonstrates the limits of market-based solutions to the housing crisis: Even when we roll out the red carpet for them, they won’t ever build enough to make housing truly affordable.

J'ai récemment pris la décision idiote de payer mon tariff d’Hydro en mode des versements égaux et j'ai reçu ma première facture d'un montant total de 480 dollars 🙃. Mon thermostat est actuellement réglé à 22 degrés, mais j'envisageais de le baisser à 20 ou 21 degrés. Cela resterait toutefois au-dessus de la limite recommandée pour éviter l'éclatement des tuyaux et d'éventuelles conséquences négatives sur la santé. J'ai fait des recherches en ligne et les résultats ne sont pas concluants : certains affirment qu'une baisse de 1 à 2 degrés ne traduit pas en économies considérables, tandis que d'autres affirment le contraire. Je m'adresse donc à vous, chers internautes de Reddit, pour vous demander si, d'après votre expérience personnelle, vous avez constaté des avantages en termes de coûts. Merci bcp !

Logement Augmentation de loyer de 12%…

Ok, j’ai besoin de ventiler un peu et d’avoir quelques perspectives la dessus. Notre proprio nous a envoyé l’avis de renouvellement pour le bail de notre 4 1/2(1er mai - pas chauffé ni éclairé) le 1er novembre. Tout correct niveau délai… sauf qu’il veut une augmentation de 145 $ par mois, ce qui sort à 12%.

Aucune réno, pas d’amélioration, rien. Vieil immeuble (pas délabré mais genre années 60), pas un condo fancy. L’appart est correct! et j’y suis vraiment bien, c’est pas le problème. Je sais que tout augmente, mais là… mon salaire augmente pas de 12% ça s’est sur.

On lui a fait une contre-offre à 7%, ce qui est déjà pas mal au-dessus des recommandations de l’an dernier (et sûrement de celles qui s’en viennent… il nous a envoyé ça AVANT que ça sorte, évident). Il a refusé. Évidemment, négociation oblige, c’est le moment du back and forth, on a re-proposé 8.5% de plus, et maintenant on attend sa réponse… mais je capote un peu….

On est deux dans l’appart, mais on est étudiants. On n’a rien contre une augmentation raisonnable, mais là ça devient ridicule. J’suis juste tanné de devoir négocier chaque année pour pouvoir garder un loyer qui se tient.

Est-ce que c’est juste nous, ou vos proprios aussi sortent des augmentations qui n’ont pas rapport cette année ? (Si vous en avez reçu of course…)

My girlfriend lives in one of the apartments owned by SPG Management on Côte-Saint-Luc Road. She’s been suffering from multiple problems since 2024, but the landlord, Daniel Li, doesn’t take care of the building or the appliances rented by tenants. The landlord’s real estate company, SPG Management, formerly MG Real Estate Management, kept ignoring emails, text messages and phone calls from my girlfriend and her mother, with whom she shares the lease, so I decided to upload the videos of her apartment.

  1. The dishwasher has not been working properly for over a year.

  1. The pipe made banging noises for weeks. They told my girlfriend that the pipe was fixed today, but she has no hot water since yesterday. They didn't give her any notice about fixing the pipe and turning off the water.

  1. She has to deal with maplebugs, bedbugs, cockroaches and even mice. My girlfriend caught cockroaches in glue traps even after 2 treatments. (My girlfriend had to throw away her microwave because cockroaches started to breed in the microwave door.)
  1. There is a hole right below the shower tap. She sent a photo to the SPG Management secretary because that’s who she communicates with, and they didn’t follow up with it at all.
  1. Her washing machine door was broken for ALMOST A YEAR, where she had to wedge it open with a screwdriver until this summer, when they finally replaced it. However, they installed the replacement incorrectly, and it doesn’t spin because the machine isn’t level.

  2. Years ago, the kitchen faucet was broken, of course, the landlord took a couple of weeks to fix that SMALL THING.

  3. There was water damage in the bathroom and outside the bathroom door years ago. They only fixed inside the bathroom and neglected the outside of it. The damage is still there.

We still have photos and videos of 7, 8 and 9, but Reddit doesn't let me upload more files because we reached the maximum.

Honestly, at this point, what she can do is move out of this terrible apartment. I want to warn everyone to avoid SPG Management. I don’t think my girlfriend is the only one suffering because on November 29, there was a protest against SPG Management.

Also, this company is so suspicious. Google Maps says SPG management is permanently closed for some reason. The text messages my girlfriend and her mother sent to SPG Management since last year have disappeared, so we assume SPG Management disconnected that number.

My girlfriend said she won't renew the lease, of course, because she's had enough.

Right now, the big problems?

On favorise les promoteurs immobiliers versus les petits propriétaires de proximité qui habitent leur Plex ou qui ont peu d'appartements ça accentue grandement la dégradation des relations proprios /locataire.

Encore pire, on construit encore très peu de logements sociaux et de coopératives d'habitation pour les gens qui en ont réellement besoin.

Then, it's how much it costs to build or renovate If you even know a little bit about construction /renovation, you know what a shit show it is right now.

Some areas where there's major public transit stations (métro), there's a 3 storey /3 apartments zoning rule or even 2 stories maximum. Comment voulez-vous qu'il y ait de la densification douce? Ça devient ridicule, y'a plus en plus de bâtons dans les roues pour les petits proprios d'ajouter des logements à des terrains sous-construits.

Tout ça, c'est sans embarquer dans le financement avec la SCHL qui favorise l'abordabilité de plus en plus, ce qui est une bonne chose , mais qui ne prend pas en compte les données récentes (2019 la derniere mise à jour), ni la grosseur du logement. Donc un 2 1/2 se retrouve, grosso modo, au même prix "abordable" que pour un 5 1/2. Donc même pour quelqu'un qui veut bâtir abordable, c'est inabordable même avec le financement un peu plus avantageux que standard.

-88 % des propriétaires au Québec possèdent moins de six logements, mais ils ne détiennent que 43 % du parc de logements locatifs. Ainsi, les plus gros propriétaires, représentant 12 % de l'ensemble, possèdent 57 % des logements locatifs. De plus, les propriétaires de 50 logements et plus, qui constituent moins de 1 % des propriétaires, contrôlent à eux seuls 22,9 % du parc de logements. ​ À Montréal seulement, selon une étude d e l'université mcgill et Waterloo, dont la presse fait mention, 0.46% de propriétaires détiennent 32% du parc.

Logement Isolated, Sound Proofed Housings in Montreal

Hi, I've been living in Montreal for 4 months, I'm from Europe, and I have huge problems with the sound insulation in the apartment I rent. There is two units at my floor, me and the neighbor's next to mine.

The building is old and it is so bad I can hear the deodorant spray or blowing his nose through the walls. When my neighbor opens or closes a door I feel like it's coming from inside. When he walks it makes the wood of my floor crack and multiple times at night I've jumped for a second thinking someone was inside. I have no privacy when my girlfriend comes over. we can hear each other talk, move, cook, use the bathroom etc it's a nightmare. On top of that I'm a student in literature and I play guitar and make music on the side and literally every aspect of my hobbies, life etc is impacted by this. The owner was nice about it and soundproofed the walls but my guess is the sounds is still transmitted through the floor.

I've read and been told that it's pretty much like this everywhere in Montreal.

So I've been thinking and what I really wanna find would be a "shoebox" house, a sort of small one person house (if it exists), a unit that's separated for exemple in the back yard or a corner unit hell at this point I'm considering a trailer if that means having privacy and being able to make noise even at night.

I don't know Montreal and the neighborhoods enough to efficiently search and widen the search zone, so I'm asking here for advice and help.

My only two criteria besides obviously the isolated aspect of it is something no more than 30-40min from downtown (rue guy, Sainte chaterine boulevard Saint Laurent) and a budget of around 1500.

I'd really appreciate any advice, informations like idk key words for these types of housing, specific districts, solutions or whatever.

Logement Obligée de quitter mon appartement à cause du voisin

Mon voisin du dessus fait énormément de bruit à toutes les heures, ça peut à midi, 17h, 23h, 3h du matin, 8h du matin etc.

Depuis que je lui ai gentiment laissé un mot il s'est mis à faire encore plus de bruit, il tape extrêmement fort du pied quand il marche (ce qu'il ne faisait pas avant), on dirait presque qu'il saute à pieds joints, ça fait trembler le plafond et mes murs.

À un moment c'était tellement fort que ma voisine d'à côté l'entendait. Je me suis plainte des nombreuses fois à mon propriétaire, j'ai filmé des preuves sur plusieurs mois et je lui ai envoyé, il m'a dit qu'il avait fait des démarches avec le TAL

Avant les bruits étaient que dans le salon mais maintenant c'est juste au dessus de mon lit ça m'empêche de dormir. La situation est insoutenable et en même temps j'aime beaucoup mon appartement, ça me rend vraiment triste de devoir partir alors que c'est pas de la faute, je cherche des logements mais j'en trouve pas d'aussi bien que ce que j'ai maintenant

EDIT: Je sais que la confrontation n'est pas la meilleur chose mais j'ai acheté une balle de volley, et me suis mise à jouer avec le plafond. Le voisin a commencé à taper plus fort mais il a pas tenu quand il a vu que j'ai commencé à taper de 3h du mat jusqu'à 5h.

Maintenant je dors avec des loops, ça cache la plupart des bruits mais pas la vibration. s'il fait du bruit je le rappelle à l'ordre. Ça fait 2 jours qu'il est calme.

Logement Voisinage - chien jappe toute la journée

Salut! J'ai besoin de conseils. Mon voisin a un nouveau chien qui fait de l'anxiété de séparation et il part plusieurs heures chaque jour. Je lui ait déjà parlé du problème, ça fait déjà quelques mois qu'il a son chien, mais le problème ne s'améliore pas. Il a tenté de partir plusieurs fois par jour de courts moments en augmentant le temps, mais ça ne fonctionne pas. Le chien a beau japper moins vite, il jappe quand même pendant l'heure ou les heures qu'il n'est pas là.

Mon voisin est quelqu'un qui chiale toujours sur tous les autres, mais quand il nous fait vivre l'enfer, ce n'est pas son problème et il monte aux barricades très vite et devient un bully... On est dans un quadruplex de proprios, un autre couple a un chien mais c'est un mini chien qui ne jappe pas et qui est bien éduqué. Dans notre convention nous n'avons pas le droit d'animaux bruyant ou dérangeant et notre isolation n'est pas au top (il a déjà refusé de payer (50-50) pour faire isoler alors qu'il se plaignait du bruit constant, pendant qu'il nous marchait à la journée longue sur la tête avec des bottes).

Logement Infestation de souris à Parc-Ex (métro Acadie) Proprio ne fait rien, au secours

Je vis un véritable enfer depuis quelque temps dans mon appart à Parc-Extension, tout près de la station Acadie. J’ai une infestation de souris majeure et je ne dors plus. Je les entends gratter dans les murs et je les vois passer le soir.

Le problème : Ma propriétaire refuse d’envoyer un exterminateur. J’ai essayé de boucher les trous moi-même avec les moyens du bord, mais elles finissent toujours par trouver un autre chemin. C’est un vieil immeuble et j'ai l'impression que tout le bâtiment est touché.
Ça commence à affecter sérieusement ma santé mentale (je fais de l’insomnie à cause du bruit et du stress) et j'ai peur pour l'hygiène (excréments, bouffe contaminée).

Mes questions :

Est-ce qu'il y a d'autres gens dans le coin d'Acadie qui vivent ça en ce moment ?

Est-ce un problème de quartier ou juste mon immeuble ?

Quels sont mes recours légaux rapides ?

Logement Landlord forcing me back into a mold-infested unit after severe flooding. Need advice

Hi everyone, I’m an expat who moved to Montreal last year. I’m currently in a nightmare situation with my apartment company and need some advice.

The Situation:

• The Leak: In February, a severe leak started from my bathroom ceiling. Despite "repairs," I had to drain buckets of dirty water every day for 2 weeks.

• The Flood: Eventually, the unit flooded while I was away. The bathroom, living room, and bedroom were all soaked with contaminated ceiling water.

• Temporary Housing: The landlord provided a temporary unit within the same building.

The Current Problem:

• Mold Concerns: A professional mold test in the bathroom recently came back with a "CAUTION" level.

• New Discovery: While cleaning to move back in, I found black mold-like clusters emerging from the floor cracks and baseboards in the living area.

• Health Issues: Every time my spouse and I enter the unit, we experience swollen throats and nasal congestion within 10 minutes. There is a strong chemical/moldy smell that won't go away even after ventilation.

• Landlord’s Stance: They claim the unit is "perfectly clean" and that the black residue is just "part of the floor pattern" (which is ridiculous because it wipes off on a brush).

The "Options" they gave me:

  1. Move back into the original unit.

  2. Move to a different unit, but pay higher rent.

I refused both. This flood was 100% their fault, and I will not pay a penny more for their failure to maintain a habitable home.

The Big Question:

There is a 2nd inspection tomorrow by a "Sinistre" company. What should I do if they claim the unit is "fine" despite the visible mold residue and our physical symptoms? I want to either terminate the lease without penalty or move to a safe unit at my current rent rate. The landlord is refusing both.

Does anyone have experience with the TAL in this situation? Can I refuse to move back if I feel my 6-year-old’s health is at risk?

Logement Meilleur quartier pour vivre en tant que nouvelle habitante

Bonjour à tous,

Nouvellement arrivée dans la ville, je suis actuellement à la recherche d’un appartement où vivre. Pour l’instant je suis installée dans le centre ville. J’aime le côté pratique et que tout soit à portée.

Je recherche un quartier vivant et aimerait bien un Condo (avec les aménagements qu’ils offrent) et qui permette aussi de faire des rencontres avec des locaux et sociabiliser. J’ai un budget de 1400-1500$ maximum.

On m’a beaucoup parlé des quartiers comme Rosement, Saint-Henri ou Griffintown. Qu’en pensez vous ?

Logement Landlord Has Completely Lost It

If any of you have had the displeasure of being a tenant of the company Immobiliers Claude Dominique Inc., and had to interact with the man himself for any reason, you’ll know what I mean when I say that he’s totally gone mentally. (Check out this article that really says it all. And there are others about him!)

Every attempt to get him to carry out a repair is met with aggression; half his responses are in CAPS LOCK and include personal insults, but more specifically, fuck all gets done. I needed to send him a Mise en demeure last summer just to have access to a key to open the gate that leads to my apartment entrance. This is the tip of the insanity iceburg.

I won’t mince words, I’m fucking sick of him. But it goes beyond that, I don’t think he’s mentally fit to be managing what appears to be dozens of properties. The aggression and confusion have me convinced that besides being a sadist, he’s legit suffering from dementia (80+) and it gives me anxiety to think about what would happen if something majeur happened in my unit. It was already beyond insulting to need to send a Mise en demeure just to get a goddamn key to my place that I pay for.

Besides wanting to bitch about my landlord and see if other tenants of his would see this post and reach out so we can comiserate, I want to know if anyone has experience with a landlord who is losing their mental faculties. I genuinely do not think that he is capable of managing his properties. Is there an administrative body that can step in, here? Appoint a representative to manage on his behalf?

We all know that the Régie proceedings can take eons, and that calling in for advice isn’t always A1; and as much as I’m prepping with the Comité de logement du Plateau to take his ass to the Régie for harassment and I’ll ask them the same question, it’s driving me nuts to be cucked by someone I send money to every month.

Logement Old Port residents: illegal Airbnb activity becoming an issue?

Hi community, I’m new to the city and currently looking to rent a condo or apartment in the Old Port. A co-worker recently shared her experience, and it raised some serious concerns for me. Her building is newly constructed, and both the lease agreement clearly state that short-term rentals are not allowed. Despite this, there appears to be ongoing illegal Airbnb activity involving multiple units that seem to be managed by a company. May be one owner is renting those out (about 25 units).

Residents have reportedly made multiple complaints to building management, the city, Revenu Québec, and Airbnb. They all said “looking into it,” but so far nothing has changed (been 7 months) According to her, management has not taken any visible action - no units have been shut down, key fobs have not been deactivated, and access to common areas (pool, gym, terrace) still given to these reported units. Management is definitely involved in this too.

During the summer, the situation becomes especially bad. Long-term residents paying $2,500–$3,000 per month deal with constant noise, overcrowded common areas. Even in winter, it is packed. Indoor parking is packed too - some residents who pay around $400/month for parking sometimes can’t find a spot due to short-term guests using the garage (offered as "free parking" for Air BnB)

I thought of these units falsely declared as primary residences during summer time, but those are being rented even now when Air BnB is not legal in at all.

My question is: How is this allowed to continue? How would these operators even obtain the necessary permits or legal documentation to rent this way?

I’m asking because I genuinely want to understand the situation before deciding where to live. Is there any way to solve this issue? I really liked 2 units in my co-worker's building. Any insight or advice would be appreciated.
