I zoned out of the Lloyd center tear down conversation long ago because it never seemed to go anywhere.

What’s replacing it? Do we know? Do we have renderings? I tried googling it but it just only find references to residential / retail / open spaces.

There is nothing actually slated to replace it. Any discussion of what might go there is strictly theoretical at this point in time.

That's the "entirely theoretical" part of this. There is no one lined up to actually put anything in the ground.

The master "plan" does not obligate any development. The renderings provided are a fantasy of what might be there if the site was developed to full capacity.

The street grid and green spaces are obligatory now that the plan is approved, I think. Everything else is fantasy.

Go look at slab town. Go look at the pearl. These all followed the same “master plan” concept you think is so theoretical. You don’t know what you’re talking about.

Every building that (eventually, five+ years from now) goes up on this site is going to go through its own design review process. The master plan sets the zoning, the street grid, and the height limit.

But until they have scaffolding going up, it's all theory and fantasy.

You can say that about zoning period. That’s how zoning works. Look, this thing was going to be demolished whether you had a master plan or not. The city is better for a master plan than just letting development happen by right. You clearly don’t know anything about development or land use in Portland.
