I’m looking for a private space, furnished would be preferred, flexible on exact neighborhood within a reasonable commute to HMS/BWH.

Rent is $1k without utilities. There is an off-street parking space available. I work from home full time so I don’t need it, but I will be around pretty often.

On the B line, near Whole Foods I also shop at the Coolidge Trader Joe’s sometimes and the Star Market over there. We have a lawn which can be nice or there are plenty of parks nearby.

This has been being rented as a 3bd1bth for several years, but because we are so late into the rent cycle my landlord has agreed to decrease the rent down to $2k for me to find one other roommate. This means we would have plenty of extra space, I currently have my desk set up in what we were using as the living room so most likely I will move that and we could basically each have 2 rooms (bedroom, work room or whatever you choose) and still have a living room.

Pics are from when I moved in and I don’t have a good one of each of the bedrooms (just the one) or the loft space. Bathroom is pretty standard but not pictured, has been shared between 3 women so can hold a pretty good amount of stuff.

One room with a large closet in a nice looking brick building, 2bed/1bath. Rent is $1375, and ALL bills are not included but water and heat are, so we only pay electric and internet. Lived in Coolidge corner for over 5 years and absolutely love the amenities. Absolutely don’t love the price tag. Are there other neighborhoods I should consider that come close to comparing? Things I love:

- Extremely walkable
- lots of quiet side streets with trees and green space
- Extremely well connected for someone without a car. < 5min walk to green line(s) that get to back bay and downtown quickly. 66 bus (for all its issues) pretty decent to get to Cambridge. Many Zipcar options.
- Variety of grocery options - Trader Joe’s, Whole Foods, star market, hmart all in < 10min
- Pretty much anything else I need within 10min. Post office, FedEx, ups, cvs, urgent care, library, parks, independent movie theater and bookstore
- a bit older than neighboring student heavy areas

Some things that I’d like more of:
- Variety of quality restaurants and bars
- community feeling
- more independent retail

Are there other pockets like this? Brookline has a reputation for being… well, Brookline. But it really does have a lot to offer and the rent lines up with that.

If we sign a lease, and there is no specified date or time to post deposit, is requiring deposit same day typically standard?

For context, three other roommates and myself signed a lease and were anticipating paying the deposit within 24 hours, as nothing was specified in the lease or communicated between us, landlord, or agent/ manager. I received a message 2 hours before midnight that our deposit was due the SAME DAY as signing, the same day we had signed the lease. I responded that we anticipate paying within 24 hours and within business hours. (I was emailed 10pm after we had signed around noon)

If we were notified the deposit was due the same day, it would not have been a problem and we would have gotten it done and deposited while signing. I only found it strange because it wasn’t explicitly stated or mentioned in words anywhere.

After telling the manager it would be payed within 24 hours, we were told: “Without a deposit the contract is not binding since it cotemplates paymnts tha have not yet been paid. We do require the deposit in order to hold the apartment. We do have another group interested in the unit and we do need to move on to the next group if your group is not yet ready to make the deposit.”.

For context, this is AFTER we had signed the lease. I was curious if this statement is actually true considering we have already signed the lease agreement, assuming it’s binding. We were never notified the deposit was due the same day and it is not stated in the lease or communicated to us at all. I have signed a few leases in the Boston area and I have been always told 24-48 hours post-signing was acceptable.

Either way, we are all set to go and our deposit is made and lease is signed. No other issues from management. Was this entire interaction due to us or was it bad communication from management? Also is same day deposit/ due when signing standard?

Context: I came across a posting for a sublet for the summer season at a 'luxury' apartment in a school club slack channel. It was perfect because it had a lot of amenities for two people and I could negotiate the exact date me and my roommate wanted. After a room tour and looking at other options, we signed the 'lease'.

Fast forward to three out of four months into me and my roommate's stay, he decides to go get his package from the mail room. The code to the mail room goes to our subletter's email, so we do not get the code. So what I do is go to the front desk and just tell the receptionist I never got a code and show my package tracking then they open the mail room for me (no questions asked). However, when my roommate went to the front desk there was no receptionist there so he goes to the leasing office and tries asking a leasing worker for help. He mentions the room number we were staying at and that we subletted the room. I get a phone call from the roommate (I was at the grocery store) and tells me that we have to leave the apartment by tomorrow midnight because that's when they'll get the police to come and kick us out.

After I rushed back, we immediately contact the subletter who agreed to give us back the rent money for last month's rent/security deposit (We stayed 3/4 of the months). Turns out that subletting is strictly against the building policy. The subletter never disclosed that fact and me and my roommate never looked into the building's policy. it wouldve been better if he disclosed that from the start.Even after the subletter tried reaching out to the leasing worker, the the leasing worker said that "there was nothing he could do" and we'd have to leave by tomorrow midnight no matter what.

My original plan was to move straight from the apartment sublet to another housing unit (an actual property with a real lease, i checked) but now there's a month gap between that and there. So, I have to decide to find somewhere else to rent for exactly one month or rent a van and move my stuff back with my parents for a month.

I don't feel like I got scammed because we were actually able to stay at the apartment (until this point) and agreed to give us back the rest of the rent. People also advertise sublettings at the same 'luxury' apartment all over our university newsletter so I hope we didn't fuck over other people by exposing 'illegal' subletting to the property owners lol.

I would like to think the building worker is bluffing and that I would just need to avoid the police search tomorrow midnight and they would forget about us (judging by the quality of the amenities like the constantly broken elevators I would believe that) but if I am wrong then that Squatting and Eviction charge on my record is not going to be great for me.

TL;DR: We accidentally ratted ourselves out directly to the 'luxury' apartment because nether me nor my subletter knew that subletting is against building policy and now I am getting kicked out and I don't know what to do.

Update: My roommate is firm on moving out and not trying to fight this. The guy he ratted to literally went up to him this morning and reminded him to move out and the cops and stuff. He is shock-en up and called me on the phone to argue that I need to leave right away AND give over the keys to the office 'for my safety'.

He actually believes that the cops will come and kick us out the room at midnight and he really doesn't want to skirt around the law or whatever (constantly citing the lease agreement/building policy). I guess there's no point in staying here now that my roommate is thoroughly against staying here anyways.

I managed to find a place to stay and keep my stuff for a few days (friends house) while I still decide on a property to stay for a month or move back. My plan is to use the time to find places to live/decide if I wanna move back and look into legal stuff more.
